6 Step Guide to Buying Success

Beginning your home search is definitely exciting but it can quickly become overwhelming. Like anything, you need a detailed plan or a system to ensure you don't burn out. Like the old saying says, "If you don't know where you are going, any road will get you there." With this in mind, I'll guide you through each of the 6 steps in the spirit of making your search educational, fun and successful. 


1. Financial Pre-Approval

The Most significant advantage of getting pre-approval with your lender as a first step is that you'll know in advance how much you can afford and how much it is going to cost your monthly budget. This way, you don't waste time with guessing or looking at properties that are beyond your means. Getting pre-approved for a mortgage also enables you to move quickly when you find the perfect place. In a competitive market, this lets the seller know that your offer is serious and could prevent you from losing the home to another potential buyer who already has financing arranged.

2. Let's Meet

Once you know what your purchasing power is, this is when we sit down and talk about your ideal home and all the relevant factors we have to consider. Make sure you are clear on your “musts have's” and start to think about what you'd be willing to live without if you are challenged to compromise. For instance, do you want to be within walking distance of restaurants? Do you want space between you and your neighbours? Or is proximity to a good school the most important factor?

3. Let the Search Begin

3.1. On line searches are your friend. 94+% of Canadians search for their home on line. I'll create a dedicated website solely for you for the purpose of managing all the criteria you need for your search. Timely listing alerts keep you informed and the platform allows us to communicate directly through the site allowing me to see what properties you've liked or rejected in real time. 

3.2. Attending Open Houses and Scheduling Private Showings. This is where the search gets real. It's the in person experience that has the greatest impact on how you feel about a place. We will work together to build a organized, well laid out approach for this maximizing every opportunity for you to find and secure the home you are dreaming of.

4. Making an Offer

Once you've found the 'one', it's time to formally draft and present an offer. Very exciting!!! I will guide you through the process, explaining every step, advising you along the way, ensuring you are 100% informed and able to make the best decisions. Remember, my sole focus and responsibility is representing you and your interests in this critical process. This is where my skill at working with and managing other Realtors comes in very useful for you. I love this responsibility and I'm very good at it.

5. Completing the Purchase

Now that your offer has been accepted, there are a few important steps to execute to ensure everything you are responsible for is compete and 100% meets your satisfaction. Your lender is going to want to finalize their paperwork. Also you are going to have to find a lawyer / notary to do all the  legal work.

Lastly and equally as important, home inspections are a must do to mitigate any risk of major issues or concerns with the purchase of the home. Once everything is completed and you are totally satisfied, you can firm up your offer and complete your purchase

6. Move into you new Home!

The paperwork is all behind you now and you've spent the last 2 months or so anticipating this awesome moment, MOVING DAY!  I'm still with you every step of the way, ensuring what needs to get done is done.
